The right document list depends on the property and tenancy, but commonly includes written tenancy information, EPC, EICR, gas safety records where applicable, and deposit protection information.
Property and safety information
Landlords must keep rented properties safe and free from health hazards. The usual core records include a valid EPC, electrical inspection evidence and gas safety records where gas duties apply.

Tenancy and deposit information
Keep the written terms or required tenancy information with a clear record of the version given. If a deposit is taken, record the approved scheme, protection date and prescribed information.

Evidence of delivery matters
A file in the landlord’s folder does not show that the tenant received it. Record recipients, date, method and acknowledgement, and retain replaced versions.
